4 × 12 m pool: the longest length under 50 m²
A 4×12 m pool has 48 m² of water, about 48 m³ with 1.10 m panels or 67 m³ with 1.50 m panels. It gives you 12 m for swimming and stays, by a small margin, below the 50 m² limit.
Designed around swimming
The 4×12 is not just a bigger family pool. Its shape has one purpose: the more length, the fewer turns and the more continuous the swimming. It suits people who swim every morning, couples who want gentle exercise without going to a public pool, and families with older children who race each other. What else an exercise pool needs, from depth to heating, is covered in a pool for swimming.
The numbers
- Water surface: 48 m².
- 1.10 m panels: water level about 1.0 m, volume about 48 m³.
- 1.50 m panels: water level about 1.4 m, volume about 67 m³.
For swimming, 1.50 m is usually preferred, so your feet do not touch the bottom as you swim.
Below 50 m² without surprises
At 48 m² the margin to the limit is only 2 m². A small-scale works approval is enough, provided all the conditions are met, among them the compact plant room and the engineer's declaration before work starts; the procedure is described in small-scale works approval for a pool. Because the margin is tight:
- the dimensions declared are those of the water surface, and they do not "grow" during construction,
- if you are thinking of built-in steps, a bench or an overflow, ask your engineer how they are counted before the design is fixed.
If you are tempted by a wider pool with a similar surface, see why the 5×10 m pool already needs a building permit.
Skimmer and water flow
A skimmer is the simplest solution here. In a long, narrow pool it matters where the fittings go: the skimmers on the short side the wind usually blows towards and the return inlets opposite, so the water moves along the whole length and no dead corners are left.
Layout on a long, narrow plot
The 4×12 suits a plot that is long rather than wide. Allow about 1 m of paving on the long sides and 1.5–2 m on the short sides, for getting in and resting between lengths: about 6×15.5 m in total. A 2.5 m strip running lengthways for loungers, a shower at the end with the steps and the compact plant room close to the skimmers complete the plan. If the pool has a view, turn the long side towards it. For a slightly shorter pool see the 4×10 m pool, and for all the options prefab pool sizes.
Price of a 4 × 12 m pool

Questions
Why a 4×12 m pool and not a 5×10 m, when the surface is almost the same?
The 4×12 m has 48 m² and stays below the limit, while the 5×10 m, at 50 m², is not below it and needs a building permit. Besides, the extra length is more useful for swimming.
Can a counter-current swim system be fitted in a 4×12 m pool?
It is usually not needed, because 12 m is enough for proper lengths. It can still be added for training without turns or for massage, and whether it is feasible is checked during the site survey.
